Resident FAQ


You’ve got questions, we’ve got answers!  These are the questions we hear most often, but if you’ve got a question not answered here, send us a note and we’ll help as best we can!

We’d prefer that you pay rent online via your resident portal. It’s easy, secure and there’s no risk of the rent check getting lost in the mail! While you do have an option to pay with a credit or debit card, if you authorize the direct payment from your bank account, there will be no additional banking fees.

In most cases utilities are your responsibility. Gas and electric service will almost always be in your name. Water/sewer will likely be billed to you – we’ll add that amount to your online portal when we get the bill.

No. We appreciate the offer but any alterations to the property will be handled by our maintenance team.

The easiest way is through your resident portal – click the link that says Maintenance.

If it’s a maintenance emergency, we’ll send someone immediately. If it’s not an emergency you can expect to hear from one of our technicians to schedule time to complete the work. It’s OK if you’re not home, and in that case, our tech will place a door hanger on your door knob indicating that we’re currently inside working (that way no one gets startled!)

The landlord will pay for needed repairs due to normal wear and tear or a defective item. If the repair or maintenance is required because of something caused by the resident, the resident will be responsible for the charge. There are more details in the lease agreement.

Maybe. Not all of our properties require parking stickers, but some do. Your property manager will let you know if you need a sticker, and s/he will ensure that you get one.

It depends. Some of our properties are pet-friendly, while others are not. Before signing your lease agreement, ask the property manager if pets are allowed.

Some of our properties participate in the Section 8 program. It depends on the individual owner. Ask the property manager about the specific property you’re interested in.

We require residents to carry Liability to Landlord insurance with a minimum of $100,000 coverage. Most renters insurance policies include this coverage, but ask your insurance agent to be sure. Our residents have the option to purchase this insurance on their own, or they can purchase it through us and pay it with their rent each month.
